Condition If your surface is rough, oxidized (faded to grey) or
suffering intermittent cracking it is likely that sealcoat is the
correct application to improve and extend the life of your asphalt surface. Sealcoat
should only be applied to asphalt surfaces that have maintained their
integrity. It will not correct failures nor improve grade and drainage
issues. If there are structural or design problems with your asphalt
surface, we can correct these issues and follow with a sealcoat to
protect the existing and new pavement as well as provide you with a
uniform appearance.

Sealcoat provides a new driving/wear surface to protect the large
investment you have made in your asphalt. In Multi-Residential and
Retail we often find excessive “oil spots” in the parking stalls and
while sealcoat does not cure this problem it will improve the appearance
and provide limited protection. |
Correction Preparation
of the existing asphalt surface is a very important process in seal
coating your parking lot. Calvac Paving will spend the time necessary to
clean and prepare your asphalt to assure a durable and attractive
product. We will remove all vegetation, and apply herbicide if
appropriate. We will use Power blowers, scrapers, wire brushes and
brooms to thoroughly clean the existing asphalt. This preparation may
also include Mobile Sweepers, water trucks or buggies and vacuum trucks.
We will burn, scrape and carefully clean the oil spots and apply an oil
spot sealer with sand. We will mask utility covers and other structures
to protect against coverage. We will apply hot rubberized or cold pour
emulsion crack filler as directed.
The consistency of the asphalt sealer is also
very important to the durability of your sealcoat project. The addition
of water is necessary for the application and actually improves the
bonding of sealcoat to the existing asphalt surface. Calvac Paving will
never exceed the manufacturer’s recommendations for dilution. Our 35
years of experience has shown us that the addition of latex and sand to
the asphalt sealer extends the life of the sealer, and we include these
admixtures in over 90% of our sealcoat projects.
The combination of organized phasing, timely
notification, effective barricading and traffic control with superior
craftsmanship and products will provide you with the best result with
the least impact upon you and your tenants. |

Cause
Age, UV exposure, traffic and water intrusion are the typical factors
that cause your asphalt surface to require Sealcoat. Cracking is also an
issue with asphalt surfaces and if you choose to Crack fill your
property it is likely that the entire asphalt surface should be seal
coated to retard the appearance of additional cracking. The choice of a
Sealcoat is often made in High Profile and Retail Properties for
aesthetic reasons, i.e., curb appeal. |
